FROM THE AMERICAN UNIVERSITY WASHINGTON COLLEGE OF LAW IN 2008. MS. ELLIOTT FOCUSES HER PRACTICE ON COMMERCIAL REAL ESTATE TRANSACTIONS AND RELATED REAL ESTATE LITIGATION.
Ms. Elliott's transactional real estate experience includes the representation of publicly-traded and privately-held commercial and residential developers, as well as individual clients, on a broad range of projects, which involve real estate acquisition, development, construction, management, structuring, financing, and organization.
Ms. Elliott regularly handles transactions that require the procurement of commercial financing. For these transactions, Ms. Elliott drafts and negotiates loan documents on behalf of commercial lenders, reviews and negotiates loan documents on behalf of commercial borrowers, and works to bring acquisition, construction, and other loans to closing. Ms. Elliott's practice also involves general contract drafting and negotiation; commercial lease work; the drafting of deeds of subdivision, deeds of easement, and deeds of lot line or boundary line adjustment; the creation of homeowners' associations; and the structuring of commercial transactions, including the formation of limited liability companies and other business entities for real estate investment purposes.
Ms. Elliott's litigation experience includes shareholder disputes and related corporate governance issues; contractual defaults, contract terminations, and escrowed fund disputes; the bankruptcy of commercial tenants; condominium association liens and defaults; the resolution of title defects; estate administration; and the negotiation and litigation of commercial landlord - tenant disputes.
Ms. Elliott is a member of the Virginia State Bar, the American Bar Association, the Fairfax Bar Association, and the Virginia Trial Lawyers Association.
